Marina Village Mixed-Use Community

Alameda, California

On the site of a shipyard where Victory Ships were built for both World Wars, Marina Village broke new ground by recycling obsolete land into a vibrant mixed-use community. Since 1983, this reclamation has followed a Ken Kay Associates master plan. It took 22 years of design plans and approvals to go from vision to reality in converting this large and complex site, which required both brownfield remediation and sensitive waterfront development, into a new high-quality community.

Today Marina Village blends 178 homes with a shopping center and 1 million square feet of offices. Enhanced by public art, the park-like setting features one mile of new public access to the Oakland Estuary and a 1,000-slip marina. The site plan maximizes waterfront living and assures that every office worker enjoys waterfront views. Our on-going collaborative effort with the Vintage Properties developers ensured the success of this project. Marina Village won an Urban Land Institute Award for Excellence.

Ken Kay Associates also master planned the reuse of the U.S. Navy's 300-acre Fleet Industrial Supply Center (FISC) currently under construction nearby. This model reuse for military and industrial sites features a 215-acre, 1.3-million square-foot business park woven into traditional streets and park-like squares. Another 85 acres is being renewed as a traditional neighborhood.
